Opportunity Zone investing and funds

I have a couple of real estate investments I want to sell, both of them have sizable capital gains. My tax account suggest Opportunity Zone investments to defer the tax, even to eliminate the tax. I looked it up it seems very appealing, but not sure what would be the best way to go: should I set up something myself? that will require significant operation and time commitment; or should I just buy one of the opportunity zone fund, then which one? they all carry pretty high fees and relatively new. Anyone with experience to share?

One path to consider is crowd-funded real estate. Equity Multiple has several Opportunity Zone offerings and just announced a new one yesterday. https://www.equitymultiple.com/opportunity/

Seeing as to qualify for the OZ tax relief, you have to spend a pretty big portion of the basis on improvement costs, you seem to misunderstand what 'slum lord' actually means.

You may be right.

It just smacks of a property that's been depreciated to shelter revenue & then gets swapped into another property to further
avoid taxes. Minimal improvements get made & the cycle continues with jacked up rents from the new landlord.

IMO, this is exactly the kind of nonsense that brings whack jobs like Bernie Sanders to prominence.

I could be wrong but we don't know since the full story isn't available.
